The rezoning of a little more than 2.5 acres on F.M. 3046 passed after a public hearing at Tuesday evening’s Copperas Cove city council meeting.
The area was formerly LR, low density residential district and was changed to RC, retail and commercial district, at 2015 F.M. 3046.
This property is a vacant lot directly across from Martin Walker Elementary School.
The RC district zoning allows for a broad range of retail sales and services, including retail uses like convenience stores to retail oriented uses or repair oriented uses. In addition, the RC district allows for uses like office and storage, food preparation, and dining.
Joanne Clark with nearby Bible Way Missionary Baptist Church asked about the types of use for the property, such as something like smoke shop or vape shop, or even a liquor store.
She said that both her church and First Assembly of God church are nearby.
City Planner Bobby Lewis explained that RC, retail commercial, is a broad term for a lot of commercial uses.
“Uses like liquor store have provisions and certain restrictions they have to comply with, and so if they’re in close proximity with those types of uses, those are restricted,” Lewis said.
George Meza with Quintero Engineering spoked on behalf of the developer.
“I wanted to clarify for her and for the council, our request is mainly just to reconfigure these properties to allow for the expansion of the A-Stop store,” he said. “As far as the rest of it goes, our client has interest from a major restaurant fast food restaurant that hopefully will be developing the other portion of the property.”
