The project is called the “Sports & Hobbies Subdivision” located at 268 RGIII Blvd.
What it means is there will be a side-by-side Hobby Lobby and Academy to be built in Copperas Cove in the near future.
The location is the vacant lot to the left of Bealls and the Five Hills Shopping Center.
It is fronted by RGIII Boulevard, and the other side is MLK Jr. Drive.
On Monday evening, the Copperas Cove Planning & Zoning Commission approved a requested replat by the developer, C-Cove Partners 90, LTD. The replat encompasses a total of 15.910 acres and compiles three lots into one. The replat will go before the Copperas Cove city council at a future meeting.
The replat finalizes lot configurations, traffic patterns, ingress and egress locations along Robert Griffin III Blvd. and Martin Luther King, Jr. Dr, onsite drainage and detention facilities, overall land use consistency, and utility easements and right-of-way requirements for each lot.
The two stores are approximately 55,000 square feet apiece, according to the site plan which was presented to P&Z, and prior to that the Development Review Committee.
Bobby Lewis, the Development Services Director for the City of Copperas Cove, said that construction may start in late fall or early winter this year or early 2027, pending several approvals.
“The City Engineer is currently reviewing infrastructure improvements and the Site Development Plan. A land disturbance permit application is expected in the coming weeks; both the site plan and land disturbance permit are required before a building permit can be requested,” said Lewis. “Furthermore, the City will only sign the minor plat for recording once infrastructure improvements are accepted or a warrant bond is provided. The final building permit application must include the Site Development and Land Disturbance approval letters, the recorded minor plat, and all vertical construction and commercial building documents.”
The Leader-Press reached out to both C-Cove 90 Partners and Collett regarding an anticipated timeline from site work to the opening of the stores but did not hear back by press time. The online story will be updated, to reflect that information when it is received.
